There are 125 single-family homes on the market in Scituate today. With the brisk sales pace, that's about 4 months of inventory, and 26 new properties came on the market. Inventory levels are falling.
Mortgage interest rates have moderated a bit and are trading in the 4 to 4 1/2 percent range.
In Norwell, buyers have a week or two to make an offer on the most desirable houses. A few homes are selling at or above asking price, and there is significant interest in the homes with the most perceived value.
Even with falling inventory, sellers still need to be vary wary of overpricing. Sales are happening quickly or not at all. Sellers can readily sell their home now as long as the price gives buyers a good value compared to similar homes already on the market.
