Scituate home sales report for July 2013

33 single-family homes sold in Scituate in July

  • Up from 15 in June


The average

SALES price was $532,000, up from $450,000 in June

LISTING price was $561,000, up from $464,000

ORIGINAL price was $576,000, up from $481,000

ASSESSMENT was $491,000, up from $400,000

Average = total prices / number of homes. The average is strongly influenced by the relative number of high-priced sales from one month to the next

 

The median

SALES price was $450,000, up from $447,000 in June

LISTING price was $469,000, up from $459,000

ORIGINAL price was $469,000, down from $486,000

ASSESSMENT was $359,000, down from $369,000

Median = the home halfway down the list


The average

  • number of days on market was 56, down from 89 in June
  • price paid per square foot was $236, down from $270
  • home then sold from about 92% of its original price

There are 125 single-family homes on the market in Scituate today. With the brisk sales pace, that's about 4 months of inventory, and 26 new properties came on the market. Inventory levels are falling.

Mortgage interest rates have moderated a bit and are trading in the 4 to 4 1/2 percent range.

In Norwell, buyers have a week or two to make an offer on the most desirable houses. A few homes are selling at or above asking price, and there is significant interest in the homes with the most perceived value.

Even with falling inventory, sellers still need to be vary wary of overpricing. Sales are happening quickly or not at all. Sellers can readily sell their home now as long as the price gives buyers a good value compared to similar homes already on the market.
