LISTING price was $1,038,000, up from $1,011,000

ORIGINAL price was $1,054,000, down from $1,056,000

ASSESSMENT was $788,000, down from $837,000

Average = total prices / number of homes. The average can be strongly influenced by a relatively small number of high-priced sales from one month to the next


The median

SALES price was $991,000, down from $1,000,000 in June

LISTING price was $999,999, down from $1,075,000

ORIGINAL price was $1,100,000, up from $1,075,000

ASSESSMENT was $764,000, down from $1,010,100

     - Median = the home halfway down the list


The average

  • number of days on market was 46 days, down incredibly from 155
  • price paid per square foot was $365, up substantially from $301
  • home sold for about 96% of its original list price

There are 99 single-family homes on the market in Cohasset today. That's less than 7 months of inventory, although with 20 new properties that came on the market in July, and 15 sales, there's slightly more inventory now than there was at the beginning of the month.

Mortgage interest rates have moderated a bit and are trading in the 4 to 4 1/2 percent range.
