Call Me If You're Interested

This is true story in the day in the life of a Portland Metro Realtor®.

A consumer filled out a contact form I have on my site Buyers Agent Portland.

They want me to show them a property they are curious about.

I have no more information from them other than what they filled out in the questionnaire.  But I do know one thing . . . they don't have a loan in place.

They completed the form, in part:

How are you purchasing?: Financing

Are you Pre-Approved for a Loan?: No

Do you need to discuss financing options / lender referrals: No

So I emailed . . .

Thank you for your contact.

I'm a little confused, can you help me understand how you plan on buying this property if it's something you like?

You indicate that financing would be the way to purchase, but you also indicate you're not pre-approved, and don't want referrals to a lender.

How does a buyer look at property without having their financing in place?  But more importantly, do you know what your PITI, closing costs, interest rates, loan type, lender fees, etc. will be?  You also indicated you didn't want to set up a consultation with me.  You aren't in a position to move forward without financing in place.

Please keep in mind, not only have underwriters' guidelines become very, very strict, but sellers aren't even entertaining offers from buyers who don't have financing in place.

Did I not read the information provided correctly?!?

This is the response I received:

Call Me If You're Interested
Hmmmmm . . . interested it what?

Driving over 30 mins. to open a door for an unknown person, on a property that I have no clue they can buy/get a loan for . . .

I'll be going to the gym this afternoon!

Carla, You got more of a response than we usually get when we ask the "preapproved?" question.  That usually gets us crickets chirping. Of course even better this week was the web contact that IS preapproved and needed to see a home ASAP, but DOES have an agent that would be writing an offer if they liked it.  Hmmm.....so how do WE get paid for showing you the home??

Carla, it would have been easier to just send that picture.  Here's wishing that your workout was more productive!

This is a great indication that this person is not a serious buyer.  You will be far better served at the gym.  Good for you.

Carla - ha ha the picture say it all!  Too funny.  And don't you just love those silly requests.  Sorry kids you must get your financial ducks in a row before you and I can play.

Carla,

I wouldn't have a qualm in doing exactly the same thing you did. My time is valuable.

Carla:  Just a tad bit of arrogance interjected in that reply from that "would be" client.  Their assumption is that agents and lenders are a dime a dozen.  I figure when they relationship is off to a bit of a rocky start like this one would most obviously be ... it's better they find that "other professional" to work with.  Too many red flags already ...

I sometimes take a risk, it sort of depends on their other answers.  But with that reply from them after your questions... no I wouldn't be interested either.

Carla, I wasted a lot of time with a buyer recently who said she was qualified and later found out she is not qualified.

Once in a while I will take someone out once if it's 1 property and near-by. But if they were to write "call me if you're interested" and no phone communication...I say - NEXT!
