Housing prices nationwide are up, and that’s definitely the case here in Southern California and our little community of Solera.

"We're deep into uncharted territory," DataQuick President John Walsh said, citing "razor-thin" inventory, pent-up demand, low interest rates and all-cash purchases by investors and wealthy individuals. "How this all plays out is educated guesswork at this point."

Extremely low inventory and mortgage rates have ignited bidding wars and helped turn the housing market into an economic bright spot — both in the Southland and nationwide. Investors have also played a major role in the recovery that began last year, buying run-down, lower-cost properties to fix up and rent out.

Homes prices in Solera have gone up significantly.  I used MLS information for the period from April 15, 2013 through July 15, 2013 to arrive at the following average sales prices:

• Princesses: $179,667

• Trillions: $207,567

• Emeralds: $258,79

There are three floor plans offered at Solera Oak Valley Greens. Home choices vary from the 1,392 sq-ft Solera Princess plan, to the 1,687 sq-ft Solera Trillion plan, or the 2,137 sq-ft Solera Emerald plan. All of Solera's homes feature 2 bedrooms, 2 baths, a den, a nicely sized great room and a covered patio.
