How To Help Move The Sale Of Your Home

 

There are countless factors that influence the sale of your home; location, condition, square footage, your Realtor, and most importantly price! However, slapping on a fresh coat of paint and handing over all the responsibilities of selling your home over to your Realtor in most cases just won’t cut it. Determined sellers are proactive and truly get involved with marketing their homes. So if you are in preparation of selling your home keep these key factors in mind.

 

45 Seconds

That’s all you get. A potential buyer ascertains whether they are truly interested in your home within the first 45 seconds. The moment they walk through the front door they are having a first impression and taking everything in. If a buyer falls in love with your home there isn’t a whole lot that can change their minds unless they discover something truly unappealing that’s a major drawback. The same rings true on the contrary. If in those 45 seconds they are NOT in love with your home then chances are they probably won’t even take the time to explore the entire property. So always make sure that your home is clean and in order. Staging is a great way to increase aesthetic appeal.

 

 

Choosing A Home Is Like Getting Married

This is very true. We are emotional people, therefore we are emotional buyers. When you met your significant other you were likely drawn to them immediately. You probably knew right away that you were interested in each because there was probably some undeniable quality about them that made them stand out. It is the same with finding a house. When a homebuyer chooses a home there needs to be something about the home that tells them, “Yep. This is the one.” Your home has to have some kind of feature that creates that very same lure. 

 

They Really Do Judge A Book By Its Cover

You need to make your home stand out from all the other homes in your neighborhood. This means your exterior needs to be impressive. Give your yard an overhaul. Be sure to trim all shrubs and hedges, prune your trees, keep the lawn nicely mowed and manicured, pour some fresh mulch where needed, pull all weeds, etc. If you can afford to paint your house then I would highly suggest to. Otherwise opt to power wash the entire exterior. I highly doubt potential buyers will even get out of the car if the exterior of your home is in poor condition. So yes, homebuyers will judge a book by its cover!

 

 

Embrace Your Visitors

As mentioned earlier, 80% of homebuyers make up their minds about a home in the first 45 seconds, therefore your home has to WOW them. We are in a generation and society where we seek out instant gratification. Buyers seek out soothing atmospheres with a good flow. A lot of buyers pay attention to feng shui as it’s purpose is to allow just that, a good flow. If you are not familiar with feng shui then Google it or pick up a book about the theories. A lot of buyers also find healthy yet simple house plants or fresh flowers soothing so you may want to keep that in mind. And make sure your home has a pleasing smell. I would suggest getting some air freshner plug-ins to ensure your home always smells nice. Smell appeals to the senses and leaves an impression, both good and bad ones.

 

Think Of Your Home As A Product

Take a step back, put all of your personal attachments and emotions on the side and take a long hard look at your home. After all you are selling a tangible product, not a home full of memories and snapshots of your life. Ask yourself these important questions: Why would a buyer want your product? How will your product make them better? How will your product enrich their lives? When you sell a home you are selling a lifestyle and a dream. Therefore you need to market your home in a way that convinces potential buyers that by buying your home they in are fact buying into a lifestyle and dream. Think like a salesman.   

 

Price To Sell, Not To Sit

Educate yourself about your current market and do your research on your neighborhood. Keep in mind that buyers are educated these days. They know exactly what they want and are intent to find it. A smart buyer does their due diligence. Be sure to price yourself well and position yourself properly in your market. The last thing you want to do is price yourself too high and have your home sit on the market, losing appeal and momentum. It is never a good sign to potential buyers that a house has been sitting on the market for months, especially when our market has shifted into a seller’s market. Heed the advice from your Realtor when pricing your home. Yes, it is definitely your ultimate decision, but it is a Realtor’s job to know what price point will sell!

 

 

                                       Get A Good Realtor

A good Realtor can make all the difference between your home selling quickly or your home sitting on the market. A good Realtor is efficient, studies the market, has a sizable database and has good contacts with other Realtors who represent buyers. A good Realtor will also give you good advice on staging, on the market trends, and even serve as a therapist when things don’t quite go how you’d like them. A good Realtor will generate traffic via advertising and networking and ultimately sell your house!!
