Most people who put their Las Vegas homes on the market want to sell them sooner rather than later. Staging your home is one of the tricks of the trade that you may want to consider when selling your home quickly and for a great price.
Here are a few tips to get you started:
1. For now, this home is still yours, but you may need to de-personalize it for a quicker sale! Buyers want to visualize how their furniture will look in the home and which wall would be the best one to hang their family pictures. So, sad though it may be, it's best to take down those family photos, remove your tennis trophies from the mantel, and take the cute stuff your kids created in kindergarten off the refrigerator door. You don't have to pitch them in the trash—just pack them away for hanging later in your new home.
2.The next thing to go is your clutter. Although you probably think of your books and magazines as entertainment, potential buyers will see them as clutter. Go through the house and remove or put away all the extra items just lying around taking up space (this does not include your spouse!!). Be sure to have the tops of your desks, tables, night stands, or other cabinets down to a bare minimum of "stuff". Don't forget to de-clutter your kitchen counters as well. Only neat and tidy will do at this time!
3. Moving right along, we want to define the purpose of each room in the house. Does your dining room look like a craft room?Try moving out the sewing machine, baskets of yarn and beads, as well as your “projects” so buyers can tell that the room is really for dining. Some flowers on the dining table will add a bit of color and freshness to the room as well. If one of the bedrooms is a catch-all for your running shoes, your golf bag, and the kids' basketballs, move those sports items out. Go one step further and get a blow-up mattress, make it up as a bed, and voila, your bedroom is a bedroom once again. Not very expensive, plus it can easily go with you to your new home.
4. For rooms with a lot of unnecessary furniture, don't hesitate--move it out. With the remaining pieces, create some inviting conversational areas, quiet sleeping rooms, and even an office.
5. You will also want to be sure to stage the outside areas of your home. Seasonal flowers make a bold statement of color. Trees and shrubs should be trimmed, the grass mowed, and all the kids' bikes and wagons put out of sight.
6. Now that you've depersonalized, de-cluttered, defined, and de-grassed, you may need to rent a storage unit if you don't have a storage shed or basement corner where you can put your “stuff” without causing another area of clutter. Look around for a unit with a special rate for the first month or two of storage. Some storage companies will even lend you their truck to move your things into the storage unit.
