It seems on my journeys with my buyer/clients lately they seem to be so confused with what to do. With all the builders incentives, foreclosures and just desperate sellers and so much inventory that they are having a difficult time figuring out which way to go and what to do. In Birmingham as I'm sure that is us in other areas most of the builders are throwing in everything and the kitchen sink including trips to some tropical island or the builder pay your mortgage payment for 6 months then throw in a 10 to 20% reduction in price. Its like do I take door #1, a luxury trip for 2 to Jamaica or door #2 all my closing costs paid and no payment for 6 months, or door number # 3 all of the above plus a reduced price. Then you add in all the resale listings that are trying to compete with the New Construction and then if this isn't confusing enough all the foreclosures out there, it is mind boggling. I do believe that with the times the way they are that our clients needs us as Realtors more than ever to help them through these shark infested waters. This is where product knowledge fo me is the key. The more we know and the better educated we are with the inventory in their area of choice the more we are equipped to help our clients to make the right choices with their investment. The more secure they are with their decision the better we look as Realtors and the better I feel about what I do and how I do it.
