33 single-family homes sold in Marshfield in July

  • Up from 27 in June

The average

SALES price was $420,000, up from $385,000 in June

LISTING price was $430,000, up from $399,000

ORIGINAL price was $439,000

ASSESSMENT was $391,000

Average = total prices / number of homes. The average can be strongly influenced by a relatively small number of high-priced sales from one month to the next

 

The median

SALES price was $377,000, up from $335,000 in June

LISTING price was $410,000 up from $335,000

ORIGINAL price was $410,000

ASSESSMENT was $319,000

Median = the home halfway down the list

 

The average

  • number of days on market was 51 days, down substantially from 88 in June
  • price paid per square foot was $219, down from $227
  • home sold for about 95% of its original list price

 

There are 119 single-family homes on the market in Marshfield today. That's a number that emphasizes quality homes for sale. There's now less than 4 months of inventory, although 30 new properties came on the market in July. With 33 sales in July, there's about the same inventory now than there was at the beginning of the month.

Mortgage interest rates have moderated a bit and are trading in the 4 to 4 1/2 percent range.

In Marshfield, buyers are finding great homes at very good prices, though they have to move quickly: many well-priced, well-maintained homes are selling in the first few weeks after they go on the market.

Sellers can readily sell their home now as long as the price gives buyers a good value compared to similar homes already on the market.
