Dude, amen on all counts! I especially love the short sellers going to Disney Land, too funny. Sad, but funny.
LMAO. How true is that. There is no doubt many who need help but its the short sales going to Disney Land that makes me sick? You cant pay for your house but you can toss 500 going to Disney Land for the day??? hmmm maybe you need to lose your home and be a renter for many years for it to sink in? I sure as hell am sick my taxes are going to this kind if waste!
It happens so many times that people become abusive and I really believe that when we get the listing that we already have the buyer. It is frustrating and just part of the business. People think our work is easy.
Too funny.. but oh so true.. Some of our seller could certainly use a psychologial consultation before they list their home.
You need to commit to the idea that your schedule will be altered for a while until the job is done.
Showing the home is the ONLY way to get it sold. And this is a great post to get the point across. Goes well with my "You might be a Lookie Loo" post about buyers! ;-)
Herman, the title directed me slightly towards the Star Trek imagery but the content here is what kept me reading to the end. Who doesn't love Disneyland?
So true, and even better when the home is tenant occupied and they don't want to move, that really makes showings tough. Really want to sell, show the home!!
What a creative title to draw us in and more important...making it a very interesting read.
Amen!!! You must reading my mail. I have one that has turned down 42 showing requests and is mad because I haven't sold their house. Shame on me for not finding all those sight unseen buyers.
Herman-Great use of Dr. McCoy's famous statement. I can almost here you saying it with emphasis.
Herman, catchy title and by the way I love star trek. As a fresh perspective on blogging.
I tell my clients often the same: 'i'm a Realtor, not a magician' but for another reason: they want to buy that MUCH for this little~ they do need some real magic.....
One time I was showing a home that was on the market 2 years. I was running 10 minutes late so I called the sellers to let them know...they told me not to bother to come at all.
Great title!
Eve in Orlando
You are so right! I love this post and have had the can't show during naps or walking the dog or "you know it's raining and I just don't want to go out today". THAT"S THE BUYERS! THE ONES WHO WILL GO OUT IN THE RAIN :o) thanks for the post
Yes, showings are key to getting the house sold. If they can't see it, they won't buy it. It's such as simple concept and yet, most don't get it.
I'm in complete agreement here Herman. Apparently Mr. Spock is too! Cute post.
Haven't we all "been there, done that" in this type of situation? I remind my clients that our listing agreement calls for them to make their home available for showings and if they turn down too many, I won't be able to do my job for them and that I will "fire" them. Doing this in a nice way upfront seems to work. My clients call me to apologize in advance when they need to turn down a showing!
All we can do is tell them up front! What they do after that is out of our control, just keep reminding them why they don't have a contract!
Very funny! You must have a lot of time on your hands. I totaaly agree, you never know where your buyer is going to come from. Accept all showings!
Good Morning: Funny, were is the buyer coming from?? Who knows: Keep up the good work and good luck with your business, E
Live long and prosper. Video open house on demand round the clock means showings happen far beyond the local area of buyers. To far reaching solar systems and beyond local town limits where the real estate listing is parked. Clone yourself, (transporter high pitch sound volume increases) warp your marketing with the show and tell easy, more memorable way to showcase your listings, the local area flavor, and go easy on the branding. Boldly go where not everyone else wearing the blue and gold R and carrying a communicator do and dare to be different, innovative.
Very well said. Some sellers seem to not want the inconveniece of showings, lol. Strange....
Herman, we can only do our job. If sellers don't cooperate, it may be time to move on.
I love the pictures - Star Trek - I'm a fan!! It's so true, we are not magicians and we must all cooperate. I tell my clients, you listen to your doctor and follow his instructions, well, I'm a professional and here's my instructions. Now let's get this house sold!
I often encounter people who do this with many subjects not just the one in your post...When they complain things don't go right, I try to point out the mixed message they send only to have them argue....In time, and when ready, they will see it eventually
Herman,
How in the world can someone resist a Post title like that - and YES the truth hurts!!!!! Get'r'dun should be their goal, but as you point out... don't bother me is more the mantra!
Cheers and have a GREAT day!
I love the title of your blog. I think we have all thought this at one time or another. It seems that some people would think that we can work magic.
Betty
Herman: I hear much the same excuses and lines on the other side of the deal as a Lender. And yes, I especially like the deals where the downpayment is a gift in the thousands of dollars ... yet the Buyer is going on a 10 day vacation. Usually that's a real clue to me how the mortgage will progress ...
Gene
Yes, yes, yes. If only I had a nickel for every time I've explained...without a buyer, we have no sale. Without showings, we have no buyers. Be flexible...and committed!
My sellers always leave during showings so the excuses I have heard for declining a showing have been, that's our dinner time, The dogs will be out at that time, we have company, just don't feel like leaving right now, It's a bad time., etc. I find it easier to have the sellers leave but the excuses still come. Looked at a showing report yesterday and one seller has declined 4 showings in the 4 months I have had the listing. Any 4 of those showings could have been their buyer but things "came Up," that were more important than selling their home.
To Funny! Boy I have some of the same... Yet Im in Arizona and its more like to the lake, or Mexico or Mountains.... el
AAAAAA-MEN!!!! I actually had a seller tell me when an agent wanted to schedule a 2nd showing, "Why do they need to see it again? They've already seen it once." *headdesk*
I love the part about going to Disneylan-- especially when it is a short sale...
Great advice! To many time we see sellers who want to sell there home but don't want to do the things they need to do to get the home sold!
Great photoshop skills! :) It is wonderful when you get to work with clients who are completely on-board and ready to do everything possible to get their house sold. They understand they have a responsibility as well, not just their agent.
WOW! Thank you all for the comments and thank you AR for the feature!!!
Brian...sometimes that's all it takes!
Matt...sad indeed. But still funny.
David...Disney for the day? I'm talking about a full blown, week long, family vacation that could easily cover a few mortgage payments. I've seen this more than a few times.
Jimmy...very true, I've come to accept it as part of th business. Still irks me though :)
Joan...LOL! A few? How about most sellers!
Jill...couldn't agree more.
Kevin...LOL stop defending them! Thank you for commenting.
Suzanne...tenants can be a nightmare. That's a whole nother post!
Margaret...thank you for the kind words.
Rain...42 showings and no approvals? Time to cut that one loose.
Chuck...I agree. I guess there's no sense of urgency.
Wayne...truth is...I'm a nerd.
William...thank you my friend. Live long and prosper!
Christine...thank you my fellow Trekkie!
Love the title, gotta remember that the next time my sellers say they connot accommodate a showing.
I enjoyed your post! Well written...entertaining and to the point! Thanks for writing!
Inna...I think we can all use a little magic sometimes.
Eve...and that's probably why that property was on the market for 2 years. I say let em keep it!
Sharon...I love your comment! So true! If a buyer is out in inclement weather...that's the buyer you want!
Debbie...Hi Deb! I could't agree more...why don't some people get it?
Kelly...Thank you Kelly!
Amanda & Jared...Thank you for the kind words. BTW love you guys on FB - best comments always make me smile!
Nina...Hi Nina! I do something similar. Coach my client. Explain how the game is played and these are the rules. Most listen. But every now and then I need to vent! Thanks for listening to me rant.
I just find it almost impossible to believe that any seller would be this casual about allowing showings. It also sounds like this seller wants to be present during showings, although I don't think that was mentioned.
Does the listing agent have a key to the property? Is there a lock box on it?
Honestly, I think that much of the problem is not the seller's fault, but that of the Listing Agent. It sounds like nobody is "running this show"... and usually when that happens, it eventually crashes.
Herman, such comical photos, how creative! But yes I agree, I've heard every excuse under the sun too. If somebody really wants their home to sell, well if they really Wanted to sell, then they should be there to show!
It's funny cause it's true, it really hits home. Actually being able to show the house is one of those little things that helps it get sold. Some people just expect that somebody out there will just love their home and want to move in ASAP, the process isn't understood to them.
Wanting to sell and needing to sell are two different things. Many brokers don't seem to understand that concept. Just take the listing, who cares if it sells? Great post and very true.
Let me share the one about a seller who allowed no open houses, no lockbox, listing agent to be present for all showings, all prospective buyers to be pre-approved prior to viewing the property...and the list goes one. Of course, there were the frequent calls asking why it did not sell, as well as my suggestions about changes and improvements, but their ears refused to hear.
Donna & Larry...sounds easy enough but it usually falls on deaf ears.
Kelly...to the contrary. I often wonder how members here have the time to blog as much as they do and still have time to sell real estate!
Ed & Tracy...thank you!
Andrew...interesting. As far as video open houses have come, there's nothing like the real thing. Some properties are actually better suited NOT to have a video or too many pics.
Tom...thank you sir!
Justin...people are strange!
Drick...thank you!
Michael...well said. Thank you.
Graziella...I like that. Unfortunately our title doesn't carry the same weight as that of a doctor.
Richie...so true my friend.
Harry...thank you for commenting!
Elise...I wish they would listen.
Fernando...thank you my friend!
Betty...we wear many hats. But a magician?
Gene...I'm sure you do hear it on your end. Too funny about the gifting and vacations! Funny how with experience we get better at picking up clues early on as to how our deals will work out.
Wendy...thank you for commenting.
Marilyn...those are good ones too! I especially like the dogs excuse. LOL!
Ellen...I think I would be more inclined to forgive a client with those excuses! Not sure why...
Emmary...LOL that's a blog post in itself! Love it...they're making the most expensive purchase in their lives and they only get one showing.
Gary...thanks that's one of my favorites too!
Frank...thanks for commenting.
Trisha...isn't it refreshing to have clients like that? BTW are you making fun of my photoshopping skills? :)
It's been a hectic week. I apologize for taking so long to comment.
Harold...thank you sir!
Rich...I'm glad you enjoyed it. Thank you!
Bridgette...thank you...I worked hard on these images! LOL!
Karen...this isn't based on one seller. It's based on many sellers. NYC is a different animal...the seller is present on just about every showing here. Thank you for commenting sunshine!
Tamra...well that's the difference between wanting and needing. I'm glad you enjoyed it...thank you!
Christine...I think it's understood perfectly by the seller. They just don't care enough to be inconvenienced in the process. Thank you for commenting.
Pamela...thank you! Big difference!!
Norma...Don't you just love those! Thank you for commenting.
Sometimes it is not even about sellers, but....a listing agent. I had 'a pleasure' chasing many of them begging about showing the house. No calls/emails/text messages are usually returned. I always wonder if the seller knows why the house is for months on the market with no offers or even showings.
I was just brought here via re-blog. Great post. Real estate does not operate on a 9-5 schedule and trying to force business into those constraints is a great way to watch the market pass by.
I have to admit, the quicky title drew me in.
