If you're considering a home purchase in the Madison Alabama area this Madison Alabama Market Report August 5, 2013 will hopefully benefit you.  The first half of this year has been very active with small median price gains being made and Madison Alabama homes for sale spending less time on the market.  Low interest rates also played a part in the activity moving the housing market along in the right direction.  As is typical for this area the market starts to slow down in summer because of vacations and the recent sequestration in some part.  If past seasonal trends continue then the market should pick back up again in early fall and fall off toward the holidays.

It's important to note that even within a community such as Madison Alabama where the last 12 months absorption rate is 6.92 (a buyers market), there are neighborhoods still in a buyers market and those that are firmly a sellers market.  Clifts Cove for example, a very upscale community has an absorption rate of 7.2 which is considered a buyers market. And then there is Highland Lakes another upscale Madison Alabama community with an absorption rate of 4.80, clearly a sellers market.  Clearly the supply of homes is different from one community to the next supporting the add-age "Real Estate is Local"!

George-actually there are several neighborhoods that are in a sellers market, I just picked Clifts Cove and Highland Lakes as examples of two similar communities in the same city with different market trends.

Joan-and you deserve a break...the Denver market has been very active.

Wayne-just trying out different formats for consumers.

Joe-thanks, I think those arrows will be pointed in the right direction for a while.

Gabe-market activity has continued to improve over last year with what I see as a seasonal expected lull...with that said...there aren't enough hours in the day to handle everything.

Nick, I like the way you point out that real estate is not only local, it is hyper-local. There are sections of a market that are a buyers market and others are a sellers market.  You know your market!
