Cheryl, this is always the question of the day from the Buyers!  It is our job to provide the Market conditions and anything else we can provide to "inform" the buyers so they can make a good decision.  Every home will have it's own unique qualities and it is up to the buyer to determine if their offer will secure a contract.  Of course, we then get the next question, "what do you think it's worth?" or "What would you offer?".

Simple answer, "I am not going to live there so it does not matter what I think a buyer should offer!"

Great approach... so long as the buyer really understands the comps. I've had people suddenly decide they want to offer 75% of asking price in a community where everything sells at 95% of asking price and they just dig in their heels on their offer.
