What this report tells you:  The majority of Arvada homes in this price range are clustered to the west, where mountain views are better and almost all of Arvada's remaining develop-able land is found.

Eleven of the Arvada homes sold in April closed at or above list price (46%).

Absorption rate has nearly doubled to almost two months for Arvada homes in this price point.

How to sell a house in this price range:  Call me for a marketing plan that focuses every potential source of buyers on YOUR home!

How to buy a house in this price range:  Depending on your timing, call me to start looking for new construction homes several months ahed of desired closing time, re-sale homes two months before.

This report includes only detached single family Arvada homes listed or sold between $400,000 and $500,000.  I’m using the term ‘distressed sales’ to refer to short sales and foreclosures. A ‘regular’ sale may also have been ‘distressed’ in the sense that the home was in need of major work.

  • Currently, there are 45 Arvada homes for sale in this price range (click the link to see all Arvada homes for sale in this price range!).  One of them is a short sale, one a foreclosure. So 4% of Arvada homes for sale in this price point are distressed sales.
