Still, with so many selling at asking price or above, buyers need to be aggressive in their offers.
How to sell a house: It may seem like there's a lot of competition, but as long as school starting and higher interest rates don't cool the fervor of buyers too much, selling an Arvada home this month should be a pleasing experience.

- Currently, there are 79 Arvada homes for sale in this price range. Four of these homes are short sales, and five are foreclosures, bringing the percentage of distressed homes for sale to 11%.
