July Highlands Ranch Housing Statistics

Very little has changed based on the July Highlands Ranch housing statistics: high demand but very low supply. It is still a seller's market!
I met with three prospective sellers this month in Highlands Ranch. When we run comparables to determine a listing price, we are now seeing a trend. Virtually everyone has gained back the value in home price that they lost when the market crashed in 2007.
It's also time for updating and finishing basements. With many of the homes in Highlands Ranch having been built in the mid 1990's, owners are realizing that some deferred maintenance needs to be addressed. Most of it is cosmetic (updated kitchens, floors, bathrooms and paint). If you are thinking about selling and have original kitchen cabinets, countertops, bathrooms, flooring and an unfinished basement, you may want to consider updating prior to selling.
So here are the July Highlands Ranch housing statistics for 2013.
Number of sold homes: 240
Average Days on Market til Home Sold: 13
Median Days on Market til Home Sold: 5 (this is a more accurate number due to the fact that the above average of 13 can be greatly skewed by distressed properties, inappropriately priced properties, or difficult sellers. 50% of all homes for the month sold in 5 days or less.)
Average List Price: $378,191
Average Sold Price: $376,970
Avg Price/Avg List: 99.68% (This statistics means that on average, homes sold at 99.68% of their listing price...a great ratio for sellers!)
As you can see, there has been a steady climb in the number of homes sold in Highlands Ranch from late spring into summer- which is to be expected. For the most part, the average number of days for a home to sell is unchanged. By comparison, for July of 2012 there were only 184 homes sold in Highlands Ranch and the average number of days to sell a home was forty-three (43).
