Real Estate Market Update, Property Values & Closed Transactions in JULY 2013,  

For: Port Washington, Sands Point, Manhasset, Great Neck and Glen Cove, NY

So, if you thought the amount of transactions during the previous months of the “2013 Seller’s Market” were high, then you were right; but the number of Closed Transactions in July was off the charts!  As you can see in my easy to read and remember chart above, the sales transactions increased in all markets as did the property values, (except for the year over year in Port Washington and Manhasset).   Glen Cove was the top town on the North Shore of Long Island, NY, with a 22.2% annual increase in transactions and a huge increase of 9.4% in year over year property values.  See:  The Buyer’s Rep, June 2013.

Interest Rates also dipped at the close of the month from 4.5% to 4.31% on the 30 year fixed rate mortgage, (per Rich Pisnoy, principal at Silver Fin Capital), while property values are steadily increasing month over month in 2013.  So if you think you’ve missed the boat, you haven’t!  If you’re a Buyer, contact me ASAP, as the Only National Association of Realtors Accredited Buyer Representative, ABR* in my service area, let my 28 years of professional experience help you purchase your new home.
