An interesting study was reported by the “Wall Street Journal” last month. It said the agents that who concentrate in specific geographic areas actually do a better job for the homeowner than people who don’t.
Obviously, this is not the case in every situation, but there was an actual study that showed if you concentrate on a specific area as an agent, geographic farming, four things take place.
You’re four percent more likely to sell the home than agents who took listings over a larger area. You sell it in five and a half fewer days.
The agent who specialized in a certain geographic area actually got 1.21 percent more for the house than an agent who doesn’t, and if we go above the median sales price, they actually get 1.71 percent more money.
