
Investors coming into the market helped the market in a very big way. But we can see the number of distressed property sales has dropped down in half to 18 percent.
The shadow inventory is become less and less over time and we’re getting back to more normalized numbers. It’s still high but nowhere near where it was a couple of years ago.
As those distressed properties sell there’ll be less investor sells. With prices going up and interest rates going up it might not make as much sense for an investor.
There will always be investors in the market of course, but many have already stepped away. This decrease in investor activity will increase other markets though and the move up buyers and first time home buyers will increase.
