Ed Silva made some great points in this blog.  Sometimes clients forget that in our case working for them can mean telling them things they don't want to hear in order to help them accomplish their ultimate goal.

These were the words spoken to me by a client while we were reviewing the inspection report on their intended purchase. They wanted me to make a claim for credits on many items in the inspection that the inspector pointed out as needing ongoing attention for preventive maintenance as well as disclosed items by the seller which was reflected in the price.

An exchange between us found resolution, but only after I had to point out when I was first aware that I was working for them.

I knew I was working for you when I insisted that you sit with a loan officer before we would go out and look at homes. I wanted you to be aware of what you were going to be able to buy and in what price range.

I knew I was working for you when I justified not trying to submit an offer 20% less than asking price after they sellers had already reduced the value of the house. Not only would it be insulting, but a big waste of time which could have been spent finding something closer to your price range.

I knew I was working for you when I did point out to the seller’s agent all that we had seen wrong with the house when we visited it, and also gave the agent supporting documents to show it was a justified price.

I knew I was working for you when I suggested a few qualified inspectors that would give you a fair report and protect your interests. Just picking at random from a list of names may not get you the desired results.

I knew I was working for you when I made sure we hit all of our milestones as noted on the contract so that we would not fall behind on the contract and be able to close without problems.

I knew I was working for you when I wrote the report to the seller’s agent on the unforeseen issues that the inspector discovered and was asking for a proper and reasonable resolution and not a blind dollar request for reductions.

I knew I was working for you when we did the final walk through of the home and all was as we had hoped it would be and there were no more surprises.

YOU knew I was working for you when we closed on time, and you and your family were given the keys to the home and were ready to move in.
