Home staging is the art of preparing a home for sale so that it received the highest possible sale price in the shortest period of time. Our suggestions range from inexpensive changes, like closet organization or getting the home white glove clean before showings, to higher priced changes like getting new carpeting or painting. Each suggestion is meant to achieve one of the following goals: sell faster or sell for more money. Frequently our recommendations will meet both of these goals, but it has to meet at least one of them to become a suggestion.

Chicagoland Home Staging works in both occupied and vacant homes. We supplement furniture, art, and accessories when needed. In vacant homes, we'll bring in everything necessary. The cost of staging varies from home to home depending on the scope necessary for each project. Again, each dollar we ask our customers to spend has to meet one of the goals of selling faster or for more money, or ideally both when possible.

What is the responsibility of the home stager?

As a professional home staging company, we focus on the presentation portion of the sale. We don't make pricing or marketing decisions because that is not our expertise. We understand a successful sale has three main factors; price, presentation, and promotion and when right it is a winning combination every time. Ultimately these are the responsibility of the homeowner. What the seller decides to do after we make our recommendations, or how the seller maintains the home for showings, stagers have very little control over the end result of the process. If the home is over priced, it may not sell. If the seller decides to do only 40% of our recommendations, it may not command the price they want. If they forget to make the beds, do the dishes, or remove their pets for showings, the home may linger on the market.

after home staging in napervilleBecause there are so many factors out of the control of the home staging company, statistics are not always indicative of the true value we can provide. Each home is different. Statistics are broad strokes of the market. When choosing the staging company you work with be cautious of placing too much emphasis on pricing or statistics. Lower priced staging could mean that you won't get the same level of staging services. Perhaps they don't do all of the rooms or provide the same quality art and furniture. Statistics that show every home is sold in a minimal amount of time (like every staging project has sold in less than 10 days or each one has sold over list price) could be indicative of "cherry picking" statistics. Statistics should show both the successes and failures for a realistic approach and true market snapshot.

Home staging is an effective way to market your home. It has a tremendous return on investment when sellers and Realtors work together for the best results. It is important that realistic expectations are set forth from the beginning, however. This ensures that everyone is on the same page maximizing effectiveness.
