1. Working directly with builder saves thousands on commission fees while at the same time allowing builder to give you tons of free up-grades!

2. NEVER hire a Buyer Agent! The fees you the buyer have to pay out-of-pocket (usually 4% of contract sales price) are not worth it. Go it alone, there's nothing so hard about the real estate transaction - certainly nothing worth thousands of dollars!

3. Always buy the cheapest house on the block.

4. During these unsettled economic times, it's always best to buy new construction in order to get the best rate of return on your dollar.

5. Dollar for dollar, buying a newly built or to be built townhome, where there are hundreds of other similar properties and a similar demographic occupying them, will guaranty appreciation and/or good re-sale in the future.

6. In the state of Virginia, seller is obligated to have property professionally cleaned prior to settlement.

7. There is little or no difference given in appreciable value between a 2 bedroom versus a 3 bedroom home.

8. A specialized property (one across from a school, unique style, or with unusual amenities) always appreciates faster than a traditional re-sale.

9. In and around Charlottesville, the lack of new construction is greatly hampering the re-sale market.

10. You must pay (out-of-pocket) for the services of a professional Realtor to represent you through the entire process - a Buyer's Agent. This service can cost you upwards of tens of thousands of dollars.
