Sometimes doing right by your client isn't what they want to hear!

You're at a listing appointment, and your client has seen your comparable's. It now appears they have dollars signs dancing in their head, just like an old Bugs Bunny cartoon. You know the one, where Daffy Steps on the rake and all he can see is Bugs dancing around his head. Well you get the idea, they are entranced by what their take home will be on the sale of their house. They want to shoot for the moon, but it's your job to remind them that they should realistic about the sale. Just because a home down the street sold for 150,000 doesn't mean that their home will necessarily be bring that type of sale. That's why being as honest as possible with your seller's is the best plan of action. You want to maximize the profit for your client, but you have to shoot it straight with them. If their home is close in square footage, bedrooms, and bathrooms. But doesn't have the New Roof, Updated Kitchen, New Mechanical's or any other items that all buyers want nowadays, then you can't let your seller believe that their home is going to get that top dollar price. If they insist on pricing at a price you think is too high, then pull all the expired listings that wanted too much, and didn't sell. This will let them see the homes that wanted too much and how long they sat on the market before they either expired or reduced their price to what the market would bear.

I see that and think really???

OK I understand wanting to get the best deal but there is also boundaries and real items like appraisal supporting and buyers being able to transact?

Oh well, times will change but this will never go away

There are some homeowners who just don't want to acknowledge the facts.  You can show them the reality and they still want to overprice their home.  It just means their house will sit on the market with no offers.
