Snoozers are indeed losers!As interest rates continue to creep upward the clamor to obtain value-priced homes has escalated to frenzy proportions.

Unless the seller has imposed an offering period, it is imperative to see the home and write an offer within a day or two of the listing becoming active.

Buyers that elect to “sleep on it” often wake up to the fact that the train has left the station and it’s too late to catch it.

Interestingly enough our standard Georgia GAR contract has a craftily worded due diligence paragraph that if accepted by the seller essentially establishes an option period which greatly reduces the buyer’s peril.

Better to get the offer in and get in the game than to have no chance at all.

 

Because snoozers are indeed losers.

Our state contract allows the buyer out of the contract for any reason until the DD phase expires. Automatically 15 days, but it all depends on what an agent changes it to.

I just put a listing in yesterday. Five showings today, an offer supposedly coming. Two showings tomorrow. If anyone snoozes here in this market, they will lose.
