Buying Leads? To do or not to do! SAVING TIME AND MONEY

I know that this is one great question and I am sure that more than I would love input on. With all the members actively involved on this community, I am hoping to stop spending wasted money on poor leads. PLEASE HELP AND COMMENT ON THIS POST.

Money and Time

In the past six months, I have tried 10 mortgage lead services and spent around $25,000 trying different companies. I have been buying internet generated purchase and refi leads and I have come to one conclusion and that is most leads are not as they seem. I have closed a few but nothing close to were I would like to see my company. I am not trying to steal other members business but if anyone as any advice or methods with out the possibility of hurting their own pocket that would be great.

Scott I have been there. I have bought leads from online companys spent a boat load of money and got nothing in return, I see you are in columbia MO so maybe we can work together on something

Hello Scott,

 I signed up with an internet lead generation company back in December. They delivered 20 leads per month at $35 each. I now have 40 leads from Dec. & Jan., the cost so far, $1,400. My contract is 6 months so the total will be $4,200 (for 120 leads), plus $195 setup fee. I started a blog to tell the story of the success or failure with these leads. Hello Scott,

 Just wanted to update the message I left on 02/02. It's been almost 3 months now since I started buying internet leads from Homes Discovered. Things are starting to look up a little as I am now starting to get responses from the leads that came in in Dec. and Jan. It takes time to nurture internet leads with email and phone calls. I have set up a way to keep in contact with these leads by email to that I am the number one realtor in their minds. I do call each lead that provides a phone number. Some numbers are phoney but most are real. I also set them up on automatic email notification of homes meeting their search criteria so they are constantly notified when properties are entered on the MLS. The key is to stay in touch. I use the Real Estate Real Easy data base program to track and remind me when to next contact my leads and past clients.

I now have at least one HD lead that I'm working with. They met with my lender yesterday to get pre-approved so we can start viewing homes. Several other leads have responded to my emails to update their search criteria.

The way I see it, if I can get just two of the leads out of the total 120 (hopefully much more), I receive over  the 6 month period into homes, the cost of the leads will be about 15% of the commissions I will earn from those sales. May seem expensive but still less expensive that a 30% referral fee which I'll take any day of the week.
