A few years ago someone described the builder I was working with as a custom tract builder.   At first I was almost insulted to have my client called a tract builder - it brought to mind cookie cutter homes.     However, after a little time has passed - I believe this is the best description of the builder I represent - Legacy Premier Homes, Inc.  our website is www.legacypremierhomes.com

Legacy Premier Homes, Inc. is the exclusive builder in two neighborhoods located in the East Limestone community which is adjacant to City of Madison and the City of Huntsville, and the City of Athens.

So why do I like that description:

#1   Price does matter.   By being a tract builder you get certain economic of scale.   All of the sub contractors work in the same area, you can easily move from home to home with almost no travel time.    You can easily move construction equipment between homes - so zero mobilization cost.    You can by material in bulk and have it dropped off in the subdivision.    All of this helps a builder keep cost very competitive.

#2   Customization does matter.    The key word was custom.    Legacy Premier Homes, Inc. has an on staff designer that works with the client to completely customize the plan - most changes can be made in about an hour working with the designer who can also price the changes.    So spend an hour with the Legacy Premier Home team and you get a customized home plan and a spreadsheet showing the cost of the modifications.

All of the interior selections (flooring, cabinet colors, paint colors, tile back splash, granite, tile shower color, etc) are then made and an associated store - Alabama Custom Flooring and Design - www.alabamacustomflooring.com.    Thus the home can represent all of your tastes from the floor plan to the interior choices.

I believe this is the best of both worlds - custom but with tract level pricing!!!
