Joni Staples has pointed out the top 5 reasons why a seller should not show their own property.  I would take it a step further and add that sellers should not be home during showings.   Take a walk if you have to but let the buyer have a few minutes in the house.  Not only will he be able to, hopefully, see himself or herself living there but there are some things better left unsaid.   Although Joni is in Texas, the same holds true for Boca Raton and Florida.

Top 5 Reasons Why A Seller Should NOT Show Their Own Property

 

Don't rain on your own parade. Let the agent show the property!

 

 

  1. The seller has no idea if the person they are showing is a thief, a tire kicker, or a buyer. For Safety reasons alone, a seller should not show their own property.
  2. Seller's freely hand out confidential information that often times makes them look desperate, or makes their home appear over priced. The seller, many times, actually causes a buyer to make a low offer.
  3. The seller has no idea the things that a buyer is looking for in a home, but their agent does. EXAMPLE: The buyer's agent KNOWS their client hates breakfast bars. So they illustrate how without bar stools, the bar can be used as a buffet since the dining area is so close to it. A seller would have pointed out how everyone sits at the breakfast bar talking while dinner is being prepared. Just exactly what the seller hates. YIKES!
  4. Buyers are not at ease in a home where the seller is present. They have a hard time falling in love with the seller watching. And they should! There is a reason each buyer and seller has their own agent. 
  5. Sellers often point out everything that they think might be an objection to their property, explaining why it is not an objection. Many of things would have never crossed the buyers mind, had they not brought it up. Let the buyer raise the objections -- and many will not do that with the seller. When the buyer WILL bring up their objections, they rarely trust what the seller has to say in return. 

 

The list could go on forever, but the point is.... A Seller Should NOT Show Their Own Property. Leave! Let go and Let the agent do what they do best! :)
