Home Inspections Are So Important- So Don't Waive Your Rights

Never scrimp on the purchase of your new home; whether it is "New Construction" or a "Resale Home" because it is definitely money well spent. I personally have had one on every home I purchased and luckily I never found anything bad but some of my clients have. Here is a few items I will share. These were items that needed to be fixed or replaced before the home closed. Very important to know what you are buying as you do not want to take over someone else's problems.

1. A furnace in the attic that had been recalled due to house fires. The company has since gone out of business and there is no money left but the buyer knew it had to be replaced before moving in.

2. A recall on a dishwasher due to the door causing fires due to overheating problems. Whirlpool came out and replaced it at no charge.

3. The water was not even connected in one of the bathrooms.

4. The breaker box had black on the insides and was found to be wired incorrectly and could have started a fire.

5. A dishwasher that did not even work though it was reported to be new.

6. Major leak in the kitchen and the pipes had been removed and replaced with the incorrect ones. There was no slant and a hole in one of the pipes had black electrical tape on it. The hole was there for another pipe to connect to. A lot of hot water could have caused a major flood.

 These are just a few of the issues I have run across in the past year so make sure you have a home inspection and if it is something major, your Realtor needs to request it to be fixed by the seller before closing.

Kristin, As you said, inspections are not just for resale but new builds as well.   Many buyers of new construction think they don't need a home inspection because the municipality has their own inspection. Some of the builders or sales reps for new construction discourage it by saying it's expensive!

Hi Kristin, a home inspection is so important, and don't forget the final walk through inspection....a washer and dryer was missing and at settlement the owner paid $1500 to buyers.

Hi John,

We must as Realtors do what we can to protect our buyers from unknown issues. Normally we get very good reports and that shows the sellers have taken good care of the house.

Hi Karen,

I would say at least 80% of my buyers are present at the home inspection. It is just good to have the inspector show the picture on his computer and then go and point in the same spot. You get the feel for the issues presented. Having a good report with pictures and a summary is good too.

It makes you wonder why they discourage it as well. Truly $300 is an expense but not much when you are purchasing a house in the hundreds of thousands.

Oh yes, you are so right as I have had that happen or the appliances are switched from Stainless to white or the pretty light fixtures are now the basic 'Hollywood' style.

Kristin,

There is so much in a home that buyer's eyes can't see our are not trained to see. There are ways to stay competitive in a multiple offer situation and still have a inspection period. To name a couple, the buyer can make the offer with a very short inspection period (I have used as short as 3 days( or by agreeing to only cancel if more than $$$ comes up on the report.

Hi Patty,

We usually try to get the appointment within 3-5 days so we can know if it is time to move on or to stay. Sometimes the banks give only 7 days so then you have to rush.
