Oceanside Homes for Sale - What Happened in the Oceanside Real Estate Market Report in July 2013?

In July 2013 there were 213 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), up by 15% from last month. Here’s the breakdown of overall activity.

Overall sales volume rose from June due to the increase in detached home sales but with a slight decrease in attached home sales. 29% of the July home sales were cash transactions. Average sale prices rose for detached homes, but dropped for attached. Buyers, on average, paid full price but some homes sold for below asking (by as much as 16%) but others for as much as 22% above the list price. The MEDIAN sale price of detached homes was $427,000 (up 2%), and $221,000 (no change) for attached/condos. Average price/SF was $249/SF for detached homes, and $229/Sf for attached.

At the end of July 2013 there were 416 Oceanside homes for sale, an increase by 11%, the second consecutive increase in inventory and good news for buyers. This represents an inventory of 1.9 months for detached homes (up from 1.8 months in June) and 2.4 months for attached homes (up from 2.3 months last month) based on the current rate of sales over the last 6 months – the Oceanside market remains competitive and a strong seller’s market.

In July 246 Oceanside homes came on the market, just 4 fewer than last month (down 2%). During July the number of Oceanside homes going pending was about the same as last month, with 175 pendings (excluding homes that actually sold in July) 1 less than in June.
