What happened to summer? All of the sudden the leaves are starting to change, school has started for many, Labor Day plans are taking shape...and real estate transactions are picking up. It's as if buyers and sellers also recognized the waning of the season.
The Steamboat Springs MLS reports 177 pending sales today, which is up about 15-20% from the earlier part of summer...even into July. Those pending sales represent almost $80 million in transactions, once closed. In spite of the uptick, average and median prices of pending sales remain fairly constant with the average being $446,105 and the median $289,900. 54% of pending sales in all property types are under $300k, 15% in the 300k range, 10% in the $400's, 4% in $500k, 4.5% between $600 and $800k, 4.5% under 1 million to $800k and 9% of pending sales are over 1 million.
