Week Ending 8/17/13 Real Estate Market Analysis for North Jackson and Swain Counties NC

Buyer Treasure Trove

North Jackson and Swain real estate markets continue to remain a treasure trove of opportunities for buyers.  Residential property sells are at their highest levels since 2008 and homes are selling.  There still remains an adequate supply of homes for sale giving buyers choice and negotiation power.

Sellers Entering the Market

The last week shows sellers entering the market in the hoping to take advantage of the national hype regarding an up-surge in home sales that has yet to arrive in the Jackson and Swain County area of North Carolina. In the last week 18 homes were brought onto the market.  New listing prices range from $124,500 to $400,000.  With this range there remains purchasing opportunities to meet the needs of a broad range of financial situations. There were 4 residential homes sold this past week.

With 4.5 times the number of new listings to sold properties, up from  4 times last week, the number of new listings to sold continues to grow in favor of the buyer.  Home sold prices range from $47,000 to $239,000.

Though market condition continue to favor the buyer, this is a good time of the year for sellers to enter the market.  In Jackson and Swain Counties sells have historically remained high through the leaf season.  Making mid to late summer an excellent time to bring a property onto the market.

Existing home sells are still dominating the market, largely due to the fact that new construction is still not rebounding in our region.
