Big Bear Lake is a "Baby Boomer Investor" market. Why?  Because the stock market is volatile and savvy baby boomer investors know that areas like Big Bear are an "island" amongst 38 Million people throughout Southern California.  Big Bear offers an Alpine setting, a lake that is open to the public for swimming, skiing, and fishing.  It also offers two ski resorts, and a wonderful Village with lovely shops, cinemas and eatery´s.  There is nothing like it in Southern California and unlike Mammoth &  Lake Tahoe, you can still build a home here....that is for now!  Keep in mind, we can only grow so much, without encroaching on the National Forest.

The Interest Rate as of January 25, 2007, is now approximately 5.25%, 0 points, 30 year fixed.  This rate represents a 25 year low.

2)  Inventory  
Inventory in Big Bear Lake is about 1,250 Residential units.  We have 21,000 homes, that is less than 5% of inventory in Big Bear.   A great time to buy, and good inventory, but not overly saturated with homes as Palms Springs, San Diego, LA or other California areas.  Our foreclosures are at minimum levels too!

3) Sellers are Willing to Negotiate
  
Sellers are realizing they must price the properties correctly, so homes are now, for the most part, a great value.

4)  Bottom of the Market 
No one can determine the "bottom of the market", but ALL indicators are saying 6 months to 8 months more, then the prices may begin to settle and begin to appreciate in Big Bear Lake and 2nd home Specialty Areas.  This is the best time, in my 9 years in Big Bear real estate, that I have seen to buy a mountain home! 

5)  Baby Boomers
Baby Boomers will begin to retire next year 2008.  With that in mind, they are selling their large homes in Southern California and looking at a home in areas like Big Bear that offer what we offer.   Also, we are in proximity to Las Vegas, Palm Springs and most of all family.   Yet, far enough away, to enjoy their privacy, all located in a small town atmosphere.
