Homes With No HOA in the Austin Area.

If I build this house in a non HOA areaAre you really sure you don’t want an HOA?  I hear a lot of clients ask for a home in an area without an HOA.  Well, sometimes even in the rural farmland areas, you are still restricted from certain things. You can have horses, cattle, etc…but no Mobile Homes for example.  

You also have the city and county that put restrictions on homes within the city limits.  No farm animals, no chickens, goats, pigs, etc.  Not having an HOA doesn’t mean you have free reign for all things.  So check with your agent on what the restrictions are for an area you are interested in.

I think the most frustrating thing about HOA’s is that most do not want a car or truck parked in the street, and most don’t allow work vehicles with advertising on them.  I would much rather have a neighbor with a Cable or Plumbing truck parked in their drive, with a mowed lawn… than a sofa on the porch….a car up on blocks in the yard…and they haven’t mowed their yard yet this year.  You may keep your property pristine…but if your neighbors don’t…the value of your property just dropped. Do I want to look at this

Most will not allow RV’s or boats, and you have to find somewhere else to park them.  But if you drive as many neighborhoods, as most real estate agents do…you come to like the subdivisions that under the HOA scrutiny.  The homes appear to be better maintained, yards look nicer, most have the enjoyment of a community pool or park.  Homes will usually have a higher re-sale value than those in non-HOA areas. 

This isn't raising my house valueThere are subdivisions that have homes with garages for RV’s and boats and work vehicles. That may be a better option than a non HOA community.   HOA’s are there to help keep the value of your home and subdivision up.  So remember that when you are looking for a home. Let your agent drive you through a community with an HOA, and one that doesn’t have one.  You will immediately see the difference.

So if you have concerns, talk to your real estate agent about it. Let us help solve your issue with an HOA restriction that you are concerned with.   We want you to have the home of your dreams…not a nightmare!  If you make an offer on a home, the title company should issue you the covenants and restrictions of the community. Read them carefully so you will have no surprises!

I know right?  Every time I have people who want no HOA I have to remind them they are still under county codes for what they can/can't build and do on and with their land.

Sherry-I try to encourage Buyers to find the home first and then do a little investigation to see if the HOA has an unreasonably heavy-handed approach to situations. All HOAs are not problems.
