Washington County, MD Real Estate Market Statistics, July, 2013

 

There are 835 active listing of homes for sale in Washington, County, Maryland. 31 (3.71%) of the available homes are lender owned foreclosures (REO). 107 (12.81%) of the listings are short sale pre-foreclosures. Short sale transactions require the approval of the secured mortgage lender since the anticipated proceeds of a sale will not fully satisfy the outstanding mortgage obligations.

During July, 2013, the total sold dollar volume in Washington County, MD was $27,570,079, up 76.18% from the same month last year. There were 132 closed sales, up 34.69%, with a median sold price of $179,000, up 20.74%. The average sold price was $208,864, up 30.8%, with an average of 104 days on the market. The average sold to original list price ratio was 92.75%.

Home buyers and real estate investors need to be well prepared for the current market conditions. This is an active market with rising home prices. However, there are still wonderful purchase opportunities for families that are seeking affordable housing in the area.
