Pine Mill Ranch is a Master Planned community on 585 acres of land located in the west section of South Katy. I personally think this neighborhood is one of those hidden gems of a neighborhood as it seems not many folks from outside the local area have heard of it. Pine Mill Ranch’s main entrance is located on off of Spring Green Road right across from Silver Ranch.
Pine Mill Ranch like numerous other Katy neighborhoods is physically located in an incorporated area which all have Katy mailing address. The beauty of living in these various neighborhoods as many of these family communities such as Pine Mill Ranch have a small town feel and look to it but are not that far away from Houston. I believe now is the third largest city in the Nation. My guess is that Pine Mill Ranch is about 25 - 30 Miles almost due west of downtown Houston. I have never checked the mileage from Pine Mill to downtown Houston.These unincorporated areas in Katy encompass a huge geographic area.
Why do so many Folks want to live in Katy and Pine Mill Ranch?
The entire area of the City of Katy and all the numerous Master Planned communities have virtually anything a family would want in terms of Child activities, adult activities, events, shopping, medical facilities, excellent schools, ease of navigating through the entire area, proximity to Houston, employers in the area or are fairly close by, excellent schools, hobbies and sporting events for all ages and the list goes on and on. One of my main themes I write about is the fact that Katy has something for everyone. Pine Mill Ranch is centrally located in the south western section of unincorporated Katy and is a special family neighborhood that is quiet and tranquil.
What Schools will the Children Attend?
Pine Mill Ranch is part of the Katy ISD system. Residents are currently attending Woodcreek Elementary School, Woodcreek Junior High School and in the fall school year 2013 the brand new Tompkins High School. I wrote a blog about the naming of the new high school which can be foundhere. In my personal opinion, I think in the future Tompkins will be another highly rated High School in the Katy ISD system. An elementary school is scheduled to open in Pine Mill Ranch for the 2014-2015 school year. All buyers ned to do their own independent school research.
Are there New Homes to Buy in Pine Mill Ranch and if so Who are the Builders?
The answer is yes there are new homes available for sale in Pine Mill Ranch. The Builders are Perry Homes and Newmark. A summary of the builders can be foundhere. The homes are mainly two story homes with a few one story homes mixed in for balance. The builders advertise homes start from approximately $180,000 up to over $500,000 for a home on a 80 ft. lot.
Are ther Resale Homes Available in Pine Mill Ranch?
The answer is yes but the available inventory is very low right now. The Houston MLS system is indicating there are only 20 homes available in Pine Mill Ranch with 19 being brand new homes being sold by a builder. The prices range from a low of $358,900 for a 4 bedroom home 3,383 square foot home to $649,900 for a four bedroom 5,130 square foot home. The median list price is 445,900 for a median square footage of 3,950 square feet. Today there are no smaller sized homes available in Pine Mill Ranch as folks wanted to buy and get settled before the new school year starts on August 26, 2013. There are 5 homes today listed as being under contract as most of the sold homes have now closed.
What type of Amenities are available in Pine Mill Ranch?
Pine Mill Ranch is a family oriented neighborhood that offers many amenities to its residents. The various variety of state of the art facilities include Biking and walking trails, tennis courts, recreation center, spray parks, green belts, community lake, splash pad and fountains and swimming pools. Pine Mill Ranch is similar to all the other other Master Planned Communities in the area as it has an active Homeowners Association.
