How Much Will The Seller Take...Is That A Firm Price?

How Much Will The Seller Take...Is That A Firm Price?  Just once I'd like to answer; I'm sorry, but my crystal ball is broken...I'll check the Ouija Board and see what it has to say!  Okay, be honest...you want to answer the same way don't you?  This is a question that is repeated more times than I can count so let me answer one more time.

First...repeat after me:  No one knows what the seller will "take"...you need to submit an offer!  And by offer I mean a written offer submitted with supporting documents; necessary addendum's, pre-approval letter, copy of your earnest money check, etc.

Secondly...The seller and their agent will not take you seriously.  The seller has no way of knowing if you are even able to purchase a home...just window shopping!

Third...Everything is negotiable! 

But can't you just call them up and ask what they want for it?  Yes, I could do that, but the answer is: NO!  They won't take you seriously and will not waste their time...and they'll probably laugh at me...well maybe not laugh, but will certainly tell me to put something on paper.  There are a lot of serious, ready, willing and able buyers out there who have gone through the process of working with a lender and working with Realtors guiding them on the correct and most optimum way of submitting a winning offer...a Realtor who on behalf of their client will submit a written offer complete with clear terms of the contract, dates, contingencies and good faith money and a purchase or offer price showing the seller they are serious and able buyers...too many buyers in fact to waste time with time wasters.

If you've found a home that you like and want to find out what the seller will "Take" then give me a call.  I'll research the area for comparable current listings, sold properties, also withdrawn and expired listings taking into consideration closing costs paid by the seller, days on the market and condition to give you a good idea of what a winning offer might be.  Then we'll decide what your offer will be AND put it on paper to submit to the sellers.

So, you won't call them and ask?....Arrgh!

I'd like to be a fly on the wall the day you do tell a client your crystal ball is broken.  It would be worth the price of admission.

I typically answer this with 'I'm fairly certain the seller will take $XXXX  (asking price).  Will they take less?  Possibly.  Want to make an offer?  (I lost my crystal ball and haven't been able to find it)

The quick answer.... list price!  Anything else, you have to put it in writing....
