That was a great overview of the Nehemiah gifting DPA and how they help people.  Are you familiar with the new version of those programs?   The new "Earned Income" programs?
Buyers Account, DP Funder and DP Now are all leading the industry for these types of programs and while they are not well known now they are growing quickly.
The new "Earned Income" model creates a more fair, open and equitable transaction for all parties concerned and since these programs now assess taxes as the IRS requires they fall in a better light in the regulators eyes than the gifting programs do. 
By using the "Earned Income" program model buyers are taxed appropriately on the money they receive and use for their down payment and all the equity stays in the house. 
This provides for some serious "Skin in the Game" for the buyer, gets the home sold for the seller and helps retain property values for the neighborhood.
I just don't see a down side to them.

pre approvefd by wellsfargo 102k single, no children, looking for nice property that is has good potential. no cash only propertys. Shorth sale processe is ok with me if i like the property and they will go thru the bank not cash.
