Find a " Short Sale Expert "

Using a professional that has experience in handling the Short Sale process is crucial for the successful completion of a short sale transaction. It is just as important for that professional to have a firm understanding of the Foreclosure process from beginning to end. Short Sale transactions can be very complicated in that the standards of practice in the real estate industry are still in the development stages. Finding a company and or broker that has the expertise to lead you through the Short Sale transaction whether you are a buyer or seller will be the difference between having a smooth experience or a nightmare. Make sure the broker you choose can provide you with a resume of past experience having handled Short Sale and Foreclosure transactions.

Not only is having the "know how" to do a short sale critical, but having the email addresses of the bank agents responsable as your contact can be a huge help. You can study for years and hone your knowledge but if you cant get anyone to answer it is all wasted. Best of luck in your future challenges!

Scott, I couldn't agree more.  Choosing a competent short sale negotiator means less work for the realtor, knowledge of the process, connections, instructions, communication.  I have three properties in short sale status right now and I can't imagine doing it without my expert.  There is no fee to me or the seller and she fights for commission for agents - agents are not working less because a property is short saled!  Hopefully short sales are a temporary thing.  While basic knowledge is essential, why become an expert in such a complicated and limited transaction?  It is also key that they know your state - mine is Michigan local, as I am.

It's unfortunate that we are now seeing untrained new agents claiming to be Short Sale experts when they have never listed, sold or closed even one Short Sale!
