Proverbs 17:28 Says exactly that thought.  Supposedly the smartest man who ever lived was King Solomon.  The SMARTEST MAN WHO EVER LIVED SAID EVEN A FOOL IS WISE IF HE CAN SHUT HIS TRAP!

How much more in AR?  In real estate. Growing up, I was pretty much God's gift to God.  He was pretty dang lucky to have me walking the face of this earth.  Obviously, it didn't take God long to get me looking front and center.  So...after college, I go to graduate school for Clinical Psychology.l  I got my Master's Degree.  I don't remember a whole heckofalot, but I can tell you that it was well worth it in that it took me  3 years of graduate school to learn how to shut up. 

You know how when the silence continues just 1 second too long, then someone just has to talk....THEY HAVE TO.  This works to your benefit in real estate.  Remember that even a fool...is wise if they can shut their mouth for a bit.  So many people want to tell the world all that they know instead listening to what the buyer or seller needs. 

YOU MAY HAVE THE RIGHT ANSWER, but the BUYER OR SELLER NEED TO BE ABLE TO ASK THE QUESTION!  People are never given the opportunity to speak fully. 

My brother is a Hematologist/Oncologist (basically blood and cancer doctor).  He told me this story that I'll never forget.  He always asks patients the basic how's it going and they tell there story.  He said one time a patient asked him how's it going.  He started to respond.  When he began to respond the patient cut him off and said something to the effect of "yeah, I know....the same thing happened to me and blah, blah, blah."

He told me that at that point he realized that people really don't care about you, they only really care about their own story. 

In REAL ESTATE it's the same thing!  People want to tell their story.  I can outsell my competition 10 to 1, but probably the biggest reason is that I let the clients talk.  I SHUT UP!  They really don't care what I have to say until THEY'VE SAID ALL THAT THEY WANT TO SAY. 

OK...I'll shut up now and listen to what you have to say.....

Very sound advice Larry, Thanks for the reminder.Another thing to remember when listening to others is that most people will tell you whats on their mind in the first 15 or 20 words , after that they are just rationalizing what they've already told you. So if your not a good listenere at least listen attentively in the begining and then fake it after that until they are finished.

Larry I just picked up a book that mentions this very thing related to real estate.  Don't talk, listen.  Don't address their objections until they are done and decide then if it is worth even responding to because it just might open up more objections.  Don't justify what they are objecting to try to find the solution.  This is very good advice.  Keep on keeping your trap shut, lol.

"Reflective listening" takes a lot of discipline, but I have found that it is key to keep the flow of information coming from them that helps me to really understand the depth and breadth of their concerns, goals and areas of uncertainty.  For someone that likes to talk...it is indeed a discipline to shut up.
