The importance of having all decision makers at showings

A month ago we received a lead on a new construction house. The call came from out of state.The buyer mentioned that her husband is the decision maker and he lives in town.After scheduling a showing,the buyer placed an offer and proceeded to move forward with the transaction.Needless to say a month later  his spouse came to town and felt the rooms were too small and the price was more than "she" was willing to pay.They currently want to see more homes. As the saying goes "A one legged pitch doesn't work".The key to a smooth and successful transacation...Cover your bases,have all decision makers present and keep them in the loop.

I hope when they submitted their offer that you informed them you would be accepting backup offers until their "on-site inspection" contingency had been met.
