Stagers Have Bed Obsessions

Re$ale Design bed    That is right and I am telling!! You know I am right and it is time to own up to it. In an editors' meeting for the Real Simple magazine office, there was a discussion on beds.  They concluded that:

  • Only 1 in 7 people in the room knew how to make hospital corners (hint - it has nothing to do with pushing patients in the hallways)
  • No one really knew what a neck roll was for nor what you would do with a neck roll (  use has nothing to do with choker necklaces)
  • No one knew if a duvet was the same thing as a comforter (  duvet does not rhyme with Corvette)

     Well, real estate stagers know all that and much much more.

  • Blow up beds - we don't put blow up dolls in the blow up beds, however
  • How to make boxes look like mattresses
  • How to use two box springs  to make one bed
  • The artful arrangement of bed pillows, including neck rolls
  • How to casually, but tastefully toss a throw at the foot of the bed
  • That old shabby and out dated bedding gives prospective buyers the idea  that the house has not been well cared for
  • That buying a home is often based on an emotional response and a beautifully presented bed can capture their attention

Are we bed obsessed?

Yes!!!!

Is it healthy? 

It is for our clients!!

I usually use boxsprings and mattresses of the regular type but 2 boxsprings wrapped with a puffy quilt and then made up looks good and is sturdy. They sure weigh less.

Hi Kathleen-

I just staged a vacant that sold in 8 days (photos will follow), and the owner thinks the Master bedroom and bath staging sold the house (even though it was upstairs)!  The emotional connection for buyers is really strong in the Master bedroom!

How funny!  I told my husband that I was going to go shopping for a duvet.  He said, "What the heck is that?"  It takes talent to turn a few boxes and a inflatable mattress into a great looking master bed!  I just hope that no one decides to take a running leap onto it or they will be in for a surprise!

Kathleen,

I agree with many...there is a strong emotional reaction t Master Bedrooms.  Even I, a home stager, have turned tail and ran when house hunting and being faced with a "unclean" master bed...it turned my stomach and I could not get past it.  A otherwise beautiful house lost a sale, to me, all do to a bed.

Realtors, make sure your sellers know what all of us stagers know!

If a home stagers gets turned off then the sellers are really in trouble, e go where no on dares to go.

I think all buyers like a welcoming master bedroom. We stopped doing boxes under the air matress and instead use our storage bins. When it is time to destage, the bins are already on site. The bins are also more secure so I don't worry about a bed falling. Master bedrooms and master baths are my favorites too.

Kathleen ~ You're so right about the importance of the bedroom.  In the past year every single staging project I completed included a master bedroom.  I tell my clients that it allows their target buyer to connect with the home emotionally, which is so important to a potential sale.  Great post!

I always do a master as well, sometimes the bedrooms are all basically the same so I pick the room with the view (hopefully there is one)
