What did Rod know that many of us don't know in 2007?

In Internet parlance............OMG means of course OH MY GOSH!  In Real Estate Internet parlance. OMG mean---OH you mean I need to take a picture of the HOUSE to sell it?  OMG!!  I QUIT!!!

Lemme give you a few examples of the horror without.  All 4 of these homes are priced at $599,000!!  Which one will you want to go see?

A -            B - I need a paint job

 

 C - What time was that shot at?          D - WOW!  

Now I don't know about you ---but what picture best represents the house YOU would want your seller to see, that lets them know of your abilities as a home marketer?

It is still amazing to me that even today there are as many as 41% of homes in any given MLS and/or other venues of real estate marketing that have NO PICTURE AT ALL! Perhaps that would be better than A, B and C here as I think of it.  However I digress.    

It is the same as if you went to get your headshot done at a photography shop......and when you got the proofs :

A -  they didn't look like you

B -  they looked like your mother (that's for guys too)

C -  you didn't know you were wall-eyed and rush to the doctor for help ( for ya'll in Texas...my original home)  DOC----MAH AHHS MAH AHHHHHHHHS

D - they looked like you looked 20 years ago ( chuckle) Perhaps.

 

Would you be a happy client?

 

 

The standard home shopper today is a female that has been working all day long, got home and took care of the kids, cleaned the house and made dinner for all, kissed her hubby, fed the dog, watered the plants, kissed the hubby,  kissed the dog, cleaned the dishes after dinner, thought of riding the treadmill but was too tired to so..........gets the kids ready for bed and FINALLY is able to sit down at 10:30PM all alone at the computer and looks for houses. For fun, for need, to get away....to dream of a home she wants or to find the right house that they WILL buy!  

Why on earth would she bother looking at a house that says PHOTO COMING or NO PHOTO or even these wonderful examples above.  Except for D that is. 

Making a house warm and inviting is even better than Armor-alling your tires to sell your car. And believe me chances are you would put ArmorAll on that crappy lil $2500.00 car so why not do a bang up job ( I am not impugning your car BTW)on your listings?  By the way---almost 80% of all consumers look for Virtual Photography FIRST in their searches let alone still pics.

Showing off the sellers house will make you MORE points in the long run for referrals of all types than almost anything else you do and can be used to get more sellers because you care about the representation of the house ergo--you care about the client!

I know exactly what you mean about bad pictures, or lack of pictures when showing a house online!  I go onto my local MLS frequently to check the newest listings in order to see which houses really need to be staged.  I am amazed at some of the poor quality photos that are offered...or even worse, when there aren't any offered!  Considering how many of today's buyers start their search online, it is just not acceptable to offer inferior pictures or nothing at all!

David,  As part of my marketing strategy I visit open houses &  talk for a few minutes with the Realtor if he/she isn't busy.  One of these houses really impressed me.  It was a cool 4.7 million.  (Whats not to impress????) so I came home to pull it up on the internet to show my husband - and the picture on the web had a ladder and construction draping on the front of the house.... I wimped out.  I just couldn't share that picture.  So I get you.

Great examples - it is scarry sometimes how many listings don;t have photos and even more the ones that would be better without them.

Yes all--- much to my chagrin this is standard with many many agents.  I suppose the idea of not having any money socked away to actually hire a pro is part of the problem.  But then, if one doesn't have the money to get into the business one shouldn't GET into the business. 

However, I suggest that if one doesn't know how to do drywall......hire an expert.

ATTENTION!!!   DON'T DO SOMETHING FOOLISH!  STEP AWAY FROM THE CAMERA!  hehe

I listed a small rancher on Thursday.   There had been temporary tenants, and the sun hasn't shined, so I couldn't get good interior shots. 

So, I excuse myself that there are only two exterior shots currently uploaded.  That will change today.  Forecast is for mostly sunny, and I will be there holding it Open, so I will be there for a couple of hours. 

Probably shoot 50-60 shots and post them tonight.

I find it amazing how many MLS listing are missing pics as well.

But what really amazes me, is those that have the wrong pics!!!  I lost a listing once to a "friend" of a  seller. I told her that her house would not sell for more than $140,000, she was offended.  So I watched the listing, well for the first 3 weeks it had the wrong picture on it.  Needless to say, its 7 months later, and the price just dropped to $135,000.....tsk tsk tsk.

By the way, if you want a good way to market FSBOs, offer to take a picture of their house and email it to them for their online listing....kindness can be deadly.  Explain the importance of a picture, even though, we all know the picture is the beginning.

You will stay in their thoughts as  go crazy trying to sell it. never know could turn into a listing coming your way.

David, I couldn't agree more. Some of the photos look like they were taken while still in the car and driving by...good post. Now, hopefully Realtors will read it and learn how important taking good photos is. Good job.
