The instructions that follow will help you use an Automated Internet form I created to estimate your Florida Buyers Real Estate Net Sheet in less than 2 minutes.
I created this form so I could save time when preparing Net Sheets for my customers rather than using a spreadsheet or a hard copy on paper.
Advantages:
- It computes and displays the monthly mortgage payments estimates at the bottom of the form.
- When entering the closing date, the interest to closing on a new loan are calculated accurately for the days remaining between the closing date and the end of the closing month.
- The tax prorations are also calculated based on the date of closing.
- IT SAVES TIME
Here's how it works:
Step 1 - Go to this web page:

Step 2 - Enter the following REQUIRED felds at the top of the form:
Link to your logo (This will be shown at the top of the printed sheet when you are done)
Your name, Brokerage info etc. (This will be kept on a cookie on your PC so next time you use the form the info will be entered for you already)
Property Address (not really required to run the form but kind of make sense to enter to give meaning to the disclosure at the end)
Sale Price (Very important, a lot of estimates on the form will be based on this numbers in their calculations)
Taxes for previous year (self explanatory)
Closing Date (Very important, a lot of estimates on the form will be using this date in their calculations)
Loan Interest Rate
Loan Amount
Loan Period (This is the loan amortization period in years)

Step 3 - You are ready to compute and print.
Scroll down quickly to the bottom of the page,
click on the "Estimate All" button, then click the "Get Totals" button and then "Show Clean Printable version"
Et voila! you got your form in less than 2 minutes!
Step 4 (maybe) - Use your own numbers
Wait a minute, what if you don't like the numbers on the page and want to overwrite the ones already estimated?
No problemo, just hit the back button, (or in reality, review the numbers before printing) then manually overwrite any of the figures. When you are ready, come back at the bottom of the form and click the button "Get Totals" to re-total the form with your new numbers before printing.
Please understand that if you change something manually and click the Estimate All button after, then your custom changes may be overwritten.
Play with it for a while and you will get the hang of it, you wont break anything.
Step 5 - Extra info
If you want to know more about a field that has an estimate button on the right, just hover over the button and it will give you specific info about how this number is derived.
If you see something that is not correct please let me know and I'll adjust the program.
Please note: The only data that is being stored is the top info about your name, your broker and your logo and that stays on your PC using a cookie to save you time on your next visit. Once you close your browser after printing, this rest of the info is gone. I do not collect any data or monitor who uses the form.
