Wow! What a turnaround we're starting to see in the Springfield MO, Ozark MO and Nixa MO real estate markets in the last 45 days.
The 2007 year end statistics from the Springfield, MO Multiple Listing Service showed that single family residential inventory is up 23.5% from 2005 and residential sales are down 15.5% during the same period. The doom and gloom media would say "woe is me." What they don't understand is that our sales are only 15% less than the best year we've ever had in the Springfield, MO area. That shouldn't worry a motivated seller because lots of houses are still selling.
But as complex as the market has been the last 18 months, it still boils down to a very simple formula. A house that is priced right and marketed properly still sells and sells faster than any others - unless it's downright ugly! Rick Gardner
