Today is my first day on active rain and this blog, so thanks for visiting. My intention is to tell you a little about the market and what is going on, a little about financing news, and a little about situations and experiences I'm having with clients.

I have a couple that I've been working with since November and they found their dream house but felt it was overpriced and offered way low...back in Nov. We submitted a new offer a couple days ago but we were beat out by another buyer. They are really bummed because they love the house. The other buyer was paying about the same but agreed to waive his home inspection. The couple said this morning, "is there anything else we can do?" A couple of lessons here: (1) NEVER waive the home inspection contingency except POSSIBLY if the house is very new  (2) it only takes ONE person or one showing to sell a house. This isn't McDonald's where you have to sell to billions, you just have to sell to one person (3) even in a very slow market, you can lose your dream house, so listen to your agent if they tell you the value is there, and make an offer

You are absolutely correct.  I think buyers are often afraid to buy a home until they see someone else wants it.  I am sure they will jump faster the next time around.  Good luck with them.  If you know of anyone moving to the Princeton Area, please send them to me for good care and a referral!

 This is exactly what buyers and sellers need to hear, good for you and you are dead on - NEVER WAIVE THE INSPECTION! It is the cheapest insurance policy available and I've even seen new homes that inspectors have said run from!
