AREA MARKET REPORT FOR LINCOLN PARK, NJ JANUARY 2008

During the month of January 2008 there were 19 newly marketed properties with an average asking price of $407,128.00. The least expensive asking price is $219,900.00 for a raised ranch with 2 bedrooms and 1 bath, a great starter home. Call me for further details and for an appointment to see it.

The highest priced property is $799,000.00 for a Colonial with 4 bedrooms 2.1 baths built in 2002.

There were nine properties that went under contract with an average asking price of $327,033.00 these properties averaged 120 days on the market. This is slow for the area!

Four properties Closed Title with an average asking price of $367,425.00 and an average SOLD price of $347,000.00 this represents a 94.44% of List Vs. Sold Ratio. The average time on the market from beginning to end was 104 days.

Seven properties withdrew from the market with an average days on the market of 192 and an average asking price of $382,785.00.

Eight properties Expired from the market with an average asking price of $459,349.00 and were on the market for an average of 176 days.

Lincoln Park Borough, NJ is a great place to live loads of town activities for the kids. Good schools, public transportation within walking distance for most. It is in close proximity to Route 23, 46, & 80 within 35 minutes of NYC, and is close to houses of worship.

Lincoln Park boarders Pompton Plains, Wayne and Boonton. It is closer to the Pompton Plains and Wayne.
