I put an offer in last week and have been calling the agent every day to check in and see if there was a response back from the bank.  I got a call from my office today saying that there was a counter offer in for this property finally after eight days of our original offer.  I understand there was a holiday, but c'mon!!  Anyway, the agent didn't bother to call me and give me a heads up the counter was coming or what was on it.  Amazing. 

Working with these banks is pretty crazy.  I understand there is a limited amount of control as an REO listing agent.  But you can just tell when one agent is going to be good to work with or not.  The agent referred to above was out golfing the day we sent over the offer so I am sure that the offer didn't get through to the bank until the next day.  Time is of the essence in this market!  If our offer isn't accepted, other buyers are out there writing up offers too.  Only my buyers took the time out to go look during the week and write up the offer before the weekend.  Shouldn't they get a better deal since they aren't like everyone else looking and writing offers on the weekend.  I think so!! 

We have been very busy.  We have three counter offers going right now as I write.  I really hope that another offer is accepted so that I can call that agent back and let him know that we have another deal going and good luck selling his listing.  No other offers are in on that property.  I hope it sits there and he squirms.  Its just not fair when you take eight days to get back on an offer and then fax it in with no phone call, heads up, nothing.  Unbelieveable!!

What time-frame did you give for a response?  We have shortened up our dates for a response so that the other agents have to respond to us by that day or be without an offer...or maybe the other agent was hoping for a better offer? Think a call to the broker is in order.  Unbelievable yes, but from what is going on with some of these agents not surprising.  Good Luck!

Unfortunately this guy is a real player in our market.  He is one of these REO agents with hundreds of listings and just doesn't give a hoot quite honestly.  He is very cordial and its hard to get mad at him on the phone.  Actions always speak louder than words.  And yes, I'm sure he was hoping for another offer.  I left the regular three day response on the purchase agreement.  The banks seem to be immune to contracts, RESPA, etc.  They make up their own rules.  Its interesting.  And Amazing!

It is amazing to me that a listing broker would not respond in a timely maner.
