Little Falls Council eyes Ratables

The Little Falls, NJ Township Council along with Mayor Eugene Kulick are considering rezoning a portion of a Township owned 12 acre tract as part of an ongoing effort to keep rising property taxes at bay. The parcel of land under consideration is located on what's known as Rose Street, an unmarked or "paper street" located along side Rt 46 east and adjacent to the Little Falls ShopRite. The Mayor and Council would like to see the almost 5 acres of actual buildable area of the tract rezoned for commercial use in order to gain valuable and much needed ratables for the Township. In theory, more ratables would help stabilize and hopefully control annual property tax increases. That remains to be seen. The pros of this project are that the parcel is not located in a residential area and that the new development would provide a boost in annual revenue from property taxes, which in turn should provide some relief to area homeowners. The cons include - increased commercial traffic for the area and local shoppers and perhaps the biggest potential problem - the parcels proximity to the Peckman River - meaning possible potential flooding problems. Any proposed project on the site would have to be approved by the state Department of Environmental Protection. The remaining 7 or so acres of the parcel are considered to be wetlands and can not be developed. While this potential endeavor seems to be a positive step for the Township, it is by no means a slam dunk to move forward. We'll have to wait and see.
