 WILL BUYERS RUSH TO BUY THESE  OZARK HOMES?

The answer is no.  Buyers did not get turned-on by the listings that these pictures were in.  The listings expired.  Homes unsold.  You have to wonder if the sellers ever looked at how their house was portrayed in the MLS.

 

Bathrooms are not the most important room on a buyer's list, but they do rank high, along with kitchen's, large bedrooms, etc. and of course, price in my area of Shell Knob, MO.

I think showing every room of the house possible to potential buyers via photos is important.  The issue quite frequently is that the person behind the camera is either lazy or incompenent.  We have made beds moved shoes-boots-coats etc. hidden dishes in the sink or dishwasher, moved vehicles.  I think the quality real estate professional will properly present their listings in their best light.

It's just so hard to get a good picture of a bathroom.  I've had to use the reflection in the mirror to get this one.

I think a good photo of a bathroom is fine.  If there is nothing special about it or you can't get a decent photo, forget it.

Part of the problem with most bathroom shots is that when the bathrooms are small, it's hard to get a good angle to really showcase the room.  People are most interested in the tub, shower, sinks, and any other interesting architectural feature.  A photo of a bathroom wall or a toilet isn't what a buyer is looking for to get a sense of the room.
Techniques like Tracy using the mirror are great - just remember to turn off the flash!

A long time ago I took pictures of one of my listings.  My then broker saw the picture of the bathroom.  The toilet seat was up and she said, "Dorene, we don't sell holes" Wow, I never forgot to make sure the seat was down again.  Now with the new agents, I've got to use that line a couple of times and always get a laugh...

I've done what Tracy mentioned which is use the mirror to get the pictures many times.  It's hard to get a really good picture when the tub and shower are across from the sinks, and the door is right there, so you have to squeeze in through the crack to close it as much as possible and take a picture towards the sink allowing the mirror to capture the tub and shower.

Judi - I'm with you.  If it is small and ordinary, don't waste space on it.  We all know there is one, right?

Dorene - I'll have to remember that one - we don't sell holes!

Donna - We do sometimes become contortionists, don't we - hope the lid is down on the toilet.

I agree with Sharon in the sense that if it is a typical closet-like bathroom there is no need. However, if it is a large out of the ordinary bathroom like the one that Tracy posted then it is definitely worth taking a picture...no matter how many mirrors you have to use to get your shot! A bathroom like that will definitely help sell a home!

I remember seeing a photo once that showed the agent taking the photo in the bathroom mirror!  I have done that a few times myself, but I never used it ;)

Joan- great post, most cases it is hard to get a good shot of a bathroom, unless they are pretty good size bathrooms.
