Quality of Homes

By
Real Estate Agent with Keller Williams Realty Heritage
In previewing homes, I am surprised that many home sellers, who love their cherry red dining room, baby blue living room and bright yellow kitchen, all of which is seen upon entering the home are surprised when their homes are on the market for over 100 days.  The home is priced right for the neighborhood, in line with other comparable homes, but a no sale.  My dilemma is......if it not my listing do you visit with their agent about your impression or turn around and leave.  I am inclined to think that as real estate professionals we should do all we can to uphold the quality of the homes we represent.  Any thoughts?

Sally:

I would love feel back from any showing that my listing have. I do not think that you need to be cruel or nasty when you give the other agent your observations. Just be honest.

I am a little confused about your question Sally?  If I believe you're asking if we should give our feedback to another agent's listing, I would if an agent ask me for it.  At times when I've tried to offer WHAT I THOUGHT TO BE good feedback, it sometimes isn't perceived as such.  So for me I have learned to speak only when spoken to in this situation.

Hope I was helpful.

Thanks, just wanted to make sure that others felt the same way, I dont go out to step on toes but feel that feedback is always good from another party.

One man's trash is another man's treasure.  We can tell sellers that nutral colors and clean houses sell better all day long.  Unfortuanately you cannot make them paint or clean.  It's not always the listing agents fault.

I leave this information as a comment when the agent calls and asks.  If you think that this would help tell them.

Give feedback.  I appreciate feedback on my listings - the good, bad and the ugly.  It is much easier for me as a listing agent to go back with third party comments (don't shoot the messenger).  I use my best judgement on if and how to present such feedback.

Makes you wonder why the listing agent didn't see it, or maybe she felt it was not that important (not true in your opinion) or couldn't pursuade the sellers to change. Somewtimes you walk away from a listing appointment for reasons such as inflexibility of the seller.

I send out an email asking for feedback and really appreciate it when the agents take the time to share their thoughts.
