Finally, Open House Success!

I always like to read about other agents successes to see if I can learn anything, so I thought I would share a success I had today. 

I just finished having an open house for the public on one of my listings in Hampshire Illinois.  I usually have something open about once a month.  For the last 4-5 open houses that I have had, I only had 1 or 2 parties come through, sometimes even none.  To my amazement, today I had 11 parities come through! I even ran out of brochures for the last couple! 

I did take a poll of where they came from and here are the results.  5 came from signs, 5 from a print ad, and 1 from realtor.com.  This was very unusual.  Maybe print advertising isn't dead.  I usually get a few from signs, a few from the Internet and none from print ads.  Today the weather was above freezing for the first time in a while, so I decided to run an ad at the last minute. 

Even though I had 11 parties come through the home, no serious buyers.  I guess people are just looking for something to do on a nice winter day. They were also all looking for a great deal-which this home is not.  So I guess the moral of my story is that, open houses do attract lookers, some buyers, but mostly lookers.  They are good to generate exposure for yourself as an agent, and maybe a listing or 2.  If you have a good deal out there, it might be worth paying for a print ad in the newspaper.  At least in the Chicago suburban market.

I had exactly the same results in Long Grove, Illinois, however mine is more of a good deal so maybe I will have some luck. EVen at a good deal,  people still wanted to lowball the price.

Lisa,  Cogratulations on your great day.  I visited three open houses here in Tennessee today and I think they had a total of one visitor.  But, it was a miserable day.  So, hopefully they will have better luck next week.

Congratulations on your success!  I'm curious if you are finding those results consistently?  I don't see today's buyers looking through papers as much as scouring the internet.

I think it is more important to note 11 people came through!  That is great that traffic is picking up as we are seeing the same thing in SoCal.

It is always feels nice to get a result of your hard work. I had an open house yesterday and was so surprised that all people who visited it, came from open house signs, even I posted information about that OH everywhere online. Go figure. And actually one of those 'accident' visitors sent me the full price offer today. Nice!
