I always recommend testing, inspecting, researching...soil, water, termites (a must in Tucson)...anything at all that may be of any concern with a property.  Clients will sometimes balk at the expense, but I tell them that it is better to be cautious now than sorry later:  results can be a tool to use in negotiating the final price.  If they still balk, they must sign an acknowledgement of recommendation and willful waiver notice.  Test, test, test, inspect, inspect, inspect!  Reduce your risk in these litigious times!
